I'm a college senior in the bay area. I figured that finding the deals, funding them with private lenders, and having a good exit strategy is difficult but not impossible.

I think maintaining the properties cash flow is vital and what a lot of people miss. I'm working for some realtors now but I want to get experience in property management.

Any personal recommendations would be great. Thanks for your time and insight!

Thanks Realtyman! You helped me with your response saying I should read, "deals on wheels" and that really helped!

If you use paper and pencil...how do you get the data on the property and find exactly which houses to target? Thanks for your input! I really value it.

Hi! I'm a new investor and I was wondering what property search tools people use to evaluate properties on their computer?

I've heard of zilliows.com but it doesn't seem that accurate to me.

Do you use any other property search tools besides programs on the computer? (ie. the MLS if you're a realtor/broker)
