Under "networking" on the drop down bar you will find "events". Then you will find a page to search all BP events including local ones. Kurt Pauley and Jordan Moorhead always post their Meetups there.

I have a modest project of a complete HVAC install in a small electrically heated house in Minneapolis. I would appreciate any recommendations for reasonably priced Minneapolis licensed professional.

Ryan Schroeder made a good point above that a return of $25/month would make the $2500 investment worthwhile. That fits within the 1% rule for rental profitability.  Is this a two car garage serving both units?  If so, there would be a greater return on investment.  Even if it is an older, possibly "functionally obsolete" garage, a good part of the $2500 outlay would be for the service from the house to the garage.  This could be used for the garage replacement down the line.  The electrical service would also allow interior and exterior lighting at the garage/alleyway.  This is an important safety consideration, as alleyway assaults are a big problem in a lot of the parts of the city.  I think it would be a great asset which substantially improve the units' appeal to better tenants.

I think you should have a lease for the purposes of landlord tenant law.  This could be helpful for legal actions.

Welcome Josh.  You had mentioned the possibility of buying properties in other states.  In BP podcasts, Brandon, I think always harps on the idea that in the most expensive real estate markets in the country, one can always go within a 2 hour drive and find investment properties with a high rate of return.  Having lived in the Bay area and other overpriced metros, a think this is a good strategy.  You probably already have a sense of your region and places that might be affordable but not to bad of economically.  A main plus is that you can drive to prospective and/or existing rental properties.
