Looking for recommendations for an expert attorney who can setup and IRA owned LLC for the purpose of purchasing tax lien certificates and tax deeds in Florida.

I'm looking to get a copy of the Official Records Index CDs for Palm Beach County FL from 1968 to present.  The county sells them for $40/year.  Does anyone want to pool funds to purchase the data?

It goes back to 1968 so would cost $1960 for the full set.

(From what I can tell since they are public records with no specific protection sharing them should be legal- see https://en.wikipedia.org/wiki/Microdecisions,_Inc.... )

Or perhaps if there are people that have other counties would anyone be interested in trading?

So why would anyone every buy these?  The example I linked has a $5k QCD for what looks like a road.  Seems like money down the toilet plus a tax bill every year.

I'm looking though some tax deed auction listings in Florida and I see that some parcels have oddball Property Uses (eg R/W Buffer, River/Lakes, Residential Common Area/Element).

Is there ever any value in buying one of these?  They seem like pure liabilities with no use.

An example is here.  This looks like a road (click View Map) but has been through a couple of tax deed sales and a QCD for $5k.  It's listed as a R/W Buffer zone.

How does one minimize the risk due to the owner filing bankruptcy?

PACER search owner on all properties before bidding?

That doesn't make a whole lot of sense if the typical rate gets down to 25bps.   Are you talking about high risk certificates?

So it's basically a lottery for 5% payouts with minimal risk?  If it's worth the time for the institutions and I can get a prorata share then it should be worth it for me...  or do the institutions have some structural advantage (perhaps gaming the system by creating lots of business entities to bid with)?

I'm considering bidding on some tax certificates in Florida.

Does anyone know what the typical winning interest rates have been over the past few years?

This is my first foray into this.  I can borrow funds at 1-2% over the next 2 years.  Is there any reason NOT to throw a lot of money into a portfolio of certificates?

Hi Lee,

Yes I understand that.  It just seems like most of the time screening is done by the landlord later in the process.  I'm just wondering if there is anything out there which can serve as a trusted source for the landlord and be used by a renter to potentially apply for more than 1 property listing and potentially make the landlord's decision easier.
