Hello,

looking to rehab a property that has 3br, BUT in two of these rooms the window is located in the closet. There are no doors for the closet and the rooms are big enough to create another closet besides the one that has the windows. Can these still be considered rooms if we don’t add a door to the existing closets? 


If I were to give an appraiser the SOW for the flip would he be able to tell me how much it would sell for?

I'm not too sure about my comps in the area, although they look very similar, these comps are one of the first to be sold at that price in the neighborhood. 

Is this something some of you have done before? If so, what was your approach to the appraiser?
