thanks to everyone and their comments. But I guess Im saying that these days the LTV for a first mortgage on a investment is 20%, so if your purchasing or refinancing it seems that most banks if not all only will allow 80% first mortgage. So in saying that @Bryan O. using your suggestion 75% below will only give you a 5% refinance which is not even worth the time.

@Amit Kal, great advice but to save 20% every time to buy? but for you to cash flow 6K after 2 years? Is that gross or net? Obviously those aren't small deals, especially in New York.

I have bought and flipped for quite sometime but now I want to change my strategy to purchasing and holding properties. Guess my first question is how is this possible. Most lenders now want 20 % percent down per purchase. Now as you would WE all are not made of money so my how is this possible.

How is it that investors can increase their portfolios with rentals while having to drop 20% for every purchase ????

thanks for the response Alex. Im looking at both flipping and holding. Was interested in building cause ive heard the same thing. Is it hard to do new construction? I have a partner in Durham tryin to do that exact thing.

yeah i have been having a hard time finding good deals in charlotte. Several realtor friends of mine have said the market is really tight right. Which is good, meaning low inventory creates a high demand.
