I have found a trust property which the owner will hold second I want to use Hard/Private money first is there a way to structure it where I have only 15,000.00 in the deal? ARV should allow me to take both out upon completion

house is old built in 1925 might be that the seller understands that once I began diligence I 
might discover a ton of work needs to be done that is not seen from open house

I'm doing 3.5 down FHA and have over half and getting gifted the balance
so should I just show the half with letter of explanation?

Currently looking for a MultiFamily owner financed property up to four units. My intention is to live in one of the units and ultimatly persue FHA financing shortly after close....Looking in the LA County area.
