I intend on self managing.  They currently have an account to make deposits with and have made deposits with as per lease agreement.

I terminated PM on 12/26/20 for unit B and gave a 1 month notice per lease agreement. It is now 1/20/20 and i have not received tenants rental deposit and last month of rent (normally owner draw is deposited on the 7th).  Is this out of the norm or am I being a scrooge?  I finished with PM with unit A on 12/31/19 and still have not received the rental deposit either.  Whats my next step after reminding them via email again?

I own a 2B/1B Duplex in South Lake Tahoe.  Just recently put it on Airbnb thru evolve.  I haven't had a chance for interior/exterior decorating just yet but I believe the location and amenities are great! Pet Friendly as well.

Thanks Bill !! I was able to find renters (with pets) for my Duplex.   I'm signing them up for a year lease.  They have renters insurance, but I still increased the deposit for my own safety.  Would you agree?  This should give me some time to get to know the ins and outs of Tahoe's common booking dates so I can strategize for next year.  Thanks for your advice!

Hey guys! I have a Duplex renting in South Lake Tahoe and was thinking of allowing pets because I'm having a hard time renting so far.  Any suggestions?  Should I wait for the storm and get tenants for seasonal renting (3+ months) or should I just get some long-term renters now? Thanks for your input/advice!!

What are the "Ins and Outs" for pet rental in South Lake Tahoe?  As an Owner should I waive a pet deposit if a renter offers renters "pet" insurance?  Do I charge by the month for the each pet? What average?  Is it normal to have a separate non-refundable cleaning fee?  What average?

Thank you all for the advice. I thought using 2 or more property management services would contradict.  Thanks for confirming.  My plan is to have a tenant placed and managed. I'd like to take advantage of the short term vacation rental during this season and long-term after.  I am currently using Caldwell Banker McKinney and ***.. I've been using CB since mid November but haven't placed a tenant yet!  Is this nothing to worry about till the snow comes?  My 2B/1B Duplex is in great condition. It resides in the Sierra Tract not far off of the 50 hwy. Do I need a VR permit in my location at this time?  I heard of owners hiring several company's for placement then giving the management duties to the one that does so first.  Not sure if this is a common method. Any insight would be helpful. Thanks!

Is its possible or suggested or even legal to use more than one property management at one time for your property. I have a duplex in south lake Tahoe and having a problem (so far) getting tenets. its only been a month and a half but it is the Winter season! Thanks for any reply.  All are helpful!
