Try  to get knowledge from local agents..  You don't need to live there in order to get  a lot of  information.. Call 5 brokers and get  their opinion on the local  market.   I would also look at historical data maybe going back 10 years.  That should give you a broader understanding. Once you understand the market, i believe it will be easier for you to make the decision.

To me it  comes down to time and effort. You should expect  to  get anywhere  from 8% to 12%   on a passive investment and you should expect a higher return base on the amount of work and time  to get the a note  performing. How much to expect,  as you said, is totally up to you and how you value your time and the opportunity. i would put more value a  note that is in  Texas, than  a note that's in Detroit, 

Also, look at risk. 

you should command a higher yield on a re-performing second. or a higher yield on a note that's located on a judicial state. 

 So to recap i would look at lien position, location, performing l re-performing? 

Creating a personal criteria  and pinpoint exactly the things that are  important  to you, should help.

@Juan Maldonado truly sorry  man.  While updating my  information here on BP and came across this response which i never responded.  I am not  too active here on BP, so i beg your pardon.

I am seeing a lot of offers from creditors for business lines of credits, but they aren't your typical banking  institution.. 

Can anyone recommend a tried and true  lender doing  this kind of loans..
