I'm sorry for the delay. I appreciate your reply. I guess my concern is because it essentially splits the lot in two and the leach field for the septic system is in the middle of the wetland area. The way you responded really crystalized it for me though. What's the issue? I'm just going to adjust my offer down because a good portion of the lot is not buildable. I'm early on in REI career and hadn't seen this before. Kind of tripped me up. Your level headed reasonable approach helped me out and will in the future. Thanks, Allan

Hi All.

I'm hoping to get some help with a problem pertaining to wetlands. I'm working with a property in New Jersey that is borderline as to whether to renovate it on build new. The property is 1.3 acres and approximately 0.31 acres is classified by NJDEP as Deciduous Wooded Wetlands. How does this affect how I approach my offer? I don't want to mislead the sellers by telling them the property is not buildable if it isn't true. I tried to read the NJDEP code but I can't make sense of it. The sellers are old people that are likely to take any offer I make and I feel a responsibility to treat them fairly. Likewise, though, I don't want to end up with a property I can't move.

If @Luis Serrano was in a market I knew anything about, I WOULD be the first to help him. He said he has a contract. I would think the only money he "Tied up" is a small earnest money deposit. Probably a couple of hunder dollars. Where did he say he knows nothing about the property? He does business in NYC. I promise you he's smart and knows what he has contracted for. He just said I'll lock it down and figure it out from there. Takes balls for sure but with NY smarts and those kind of balls, he's on his way.

Doing deals virtually, sight-un-seen is here to stay. Last I checked, Mississippi isn't on Mars. Every market has it own idiosyncrasies. Hopefully someone from the area will offer to help a fellow investor out in stead of telling you what a mistake you've made.

Hi, Robert. Thanks for the information. I've heard of Mark. They sure are the right people to talk to. I'm only 2 years into my REI business and haven't gotten to that point yet. When it comes to accounting, I'm still in somewhat of a setup phase. Looking for someone that can almost help me with a start up scenario.

I work primarily in Middlesex County roughly east of Rt 95, all of Somerset County and Hunterdon County from Flemington northward. If you were to draw a square with Clinton and Flemington being the western corners and say, Martinsville and Bound Brook being the eastern, that would be the area where I spend the most time and effort in research and marketing. If I could be any help to you, I'd love to speak to you about it.

Hi All.

Does anyone have a recommendation for an accountant who is experienced in working with real estate investors? Ideally he or she would be in Somerset or Hunterdon Counties but it's not a deal breaker if they're from elsewhere.

Not having used the previous calculators, I didn't know adding the logo was possible. Seemed odd that I couldn't. I'll be waiting for an answer with interest. Have you noticed also on the rental calculator PDF that there is a $ on the Loan Points line. Not sure about the others. Not a big deal but looks odd. Caught the eye of an investor I was showing it to.

Andrea Weule and Kurt Phillips. Thank you for the great advice. I appreciate you both taking the time to give me solid information that I can really put to good use. I did have fair results with the Facebook ads in relation to the cost but the time I put into it was crazy. It was always just a hit here or there. With the traditional methods, I feel there's more of a flow to it. Especially with networking. Writing ad copy, assembling mail campaigns and face-to-face networking are some of my favorite aspects to the business so I think I'll continue to concentrate there. The point that I need the net presence credibility is a good one. It's been some time since either of you has been a newbie. Please know that your information and validation of what I was thinking are huge for both my knowledge and confidence. I hope soon to be able to offer the forums the type of value that you do.
