@John Teachout can you talk a little bit more about the utilities comment.  How does that work if tenant doesn't have possession of the unit?  Does it mean they have a lease but you delay hand over of keys until utils are switched.

Good discussion here.  I've been looking into the PA Market for a couple weeks now and agree there are opportunities here assuming we can target right.  @Sanise Hass I'll be taking a look into the Phili areas you mentioned.  

I've included for discussion/comment a schedule I put together sourced through City-Data stats.  I am using to narrow my focus initially to larger Cities with population >40K+ and with positive population growth trend.  Based on initial results a few cities are trending in the right direction.  

Anyone here have any insights into York PA.  I am analyzing a portfolio of 11 homes here and would love to hear more about the area.

Congrats @Abraham Anderson for a job well done.  I have been on the hunt for the right Multi family deal for about 4 months straight now.  You are absolutely right that it is better to buy no deal than a bad deal.  I'm sticking with that one for sure.  Much success with the MHP and getting stablized over time.

Similar to @Eder Aldana I am in NY, Westchester County and I have been hearing some good things about the Atlanta market.  Any one on this thread who can provide some color on the current situation on the ground.  What's average cost per door and what type of returns are you experiencing currently.  I am interested in finding a commercial value add deal.  Specifically Multi-Family apartments which could include some retail space depending on the location and the target would be in the range of 50-125 Units.  

Can any one share broker contacts specializing in Commercial properties?
