@Jaron Walling thanks Jaron. If they say they are not yet accusing of racism and want to know the specific reason they were denied. Would you tell them you made several attempts to contact landlord reference with no response?

Thanks @Dominic Mazzarella, the parent cosigner is angry and wants to know a valid reason why they were denied. Would this response be ok "I made several attempts to contact landlord reference with no response."

If you made several attempts to contact his current landlord reference and they did not answer is this a valid reason to deny his application. Do you need to tell him prior to denying his application that his current reference did not answer or can you deny right away?

Hi I have been helping my parents with communicating to their tenant about renewing a lease with a rent increase. My parents asked for a modest increase. I emailed the tenants and they negotiated an agreeable price with my parents. Both parties said they "can do this amount". No lease has been sent or signed yet for renewal. After some research on my own I found out my parents are very below market rent. Is it too late to change the rent amount? Should I just keep it the same?

Frank, this is a common tactic. Tenant wants to leave, so they claim mold and health issues.

1. If the tenant were serious, he would communicate with you. He's refusing to communicate because he wants you to panic and (a) release him from his lease, and (b) possibly even compensate him for the impact to his health, his requirement to move, etc.

2. If he were serious, he would let you investigate. The mold is like surface mold that can be cleaned with a household cleaning solution and a wet cloth, then dry the space out. It's that easy and it's not going to harm anyone's health, particularly when it's in a closed closet.

3. Mold requires two things to grow: water and food (dust is sufficient food). The source of water is most likely condensation. Is the closet on an exterior wall where it's cooler than the rest of the house? Moisture will hit that cooler wall and condenses. Without circulation, the moisture can't evaporate quickly enough and the mold starts to grow.

My recommendation? Treat him like a lease break. Don't discuss the mold with him because he obviously didn't provide evidence or the opportunity to remedy the situation.

Hi all,

I had a mid term tenant send me a picture of what is apparently mold in the bedroom closet. I asked through text if I could come over that night to look at it so I could get it taken care of but he told me he needed to rest. So I followed up over the next couple of days but he didnt respond. I got a text about a week later that he was leaving because he believed he was getting sick from the mold and that I would be “hearing from him”. I personally believe his contract job contract got cancelled as i know others from his company left that same week. I tried calling him and told him to call so we could discuss the matter. He will only communicate through text. He asks me what i am going to do to make this  “right” and i responded with what do you want me to do? After a bunch of back and forth he refuses to answer my question and make an actual request. He then says he is going to get a lawyer involved if i dont feel like i owe him anything. He is also no longer here locally and he left some belongings that i have in storage. Is there anything i should be concerned about given there is no actual proof that he got sick from the mold other than the pictures? Any advice? I have since had the area remediated.

Hi,

I'm from Illinois and looking to invest in a property in Florida (preferably in the Tampa/ Clearwater area) for under 500k. I would like to use it as a vacation home as well. Is this a feasible idea?

What are some efficient and convenient ways to collect cash rent?

I have renter that was supposed to send me rent through cash app when we started the lease, however he was trying to say he couldn't get the app to work and that he could pay cash. I said ok and now it has been ongoing. I don't want him to come to my residence, so I have just been picking it up. So I'm trying to find out if there are any alternatives. Could I get him some deposit slips with my account number on it and have him deposit it to my bank account or is that not a good idea with him knowing my account number?
