When he gets the work done he will set up a specific inspection time with the building department. Make sure you are there when everything is inspected, tell the inspector who you are, and ask if there are any more outstanding violations OR any more needed inspections.

 Thank you for the prompt response John. So is it safe to assume he's lying somewhere? Because he claims the plumbing work has already been done and he is waiting for an inspection, but he has no idea when the inspection will happen.

Based on what you said, something is not adding up. 

And as far as the work he's already done(drywall/floors), since there is no recent permits for plumbing or electrical., is it safe to assume that work will have to be taken out to be inspected?

2 other questions: So he had court on the 27th and said that it was for the plumbing. He says (the attached document) is what the city required.  He's already done some work like putting up drywall and putting down floors. He said the city is satisfied and just needs to come out and inspect the plumbing. However when I asked when the inspection would take place, he responded that he was unsure. Is this normal or should the city have given him an inspection date on his court date yesterday(8/27).

Also, I want to make sure that the work that has already been done won't have to be torn down, if I buy it. Is there anyway for me to know that the city won't come in and force me to rip out all of the drywall to inspect behind it?

Hey guys, I am looking to purchase my first building in Chicago and I have a couple of questions about how the violations work.

I looked up the building and it seemed to me like there were some violations. I told the owner this and he told me that there are no violations and that the city inspected the property but I want to be absolutely sure. Please see below what I found when looking up the building.

I see that the building was in Demo court but those were closed. In 2015 and 2014 the building failed for a plumbing complaint inspection and conservation complaint inspections. My question is this: If he in fact took care of this would the status change from FAILED to CLOSED? Or does the FAILED Designation stay there?

How am I suppose to know or where do I need to go to see whether a previous violation was taken care of and no longer against the building?
