Looking to do a BRRRR house hack in a town with a good business college and a stable market.

A house hack can be done anywhere but I’m looking for the best of both worlds. A couple hundred dollars of cashflow and a good education.

Has anyone else done this successfully near their college?

So far ASU has been looking good to me?

Any ideas would be much appreciated!

Another great way is to ask friends, family, co-workers, or any others that you trust for references. They will have first hand experience.

I don't know where you located but I know of great agents in Bend Oregon if you're looking for one here!

If he doesn't care about his property that much then i'm sure he wouldn't mind letting it go for a low price either.

Get the market value for it and offer less.

Get in there, fix it up, and increase rents.

I agree with @James G.. Personally I would sell the truck.

You also have to factor in the fact that vehicles depreciate very fast.

If you decide to sell it now and buy something from craigslist or even a dealer all cash then you will be making a big step forward in creating money to invest in real estate.

There are a ton of reliable cars and trucks on craigslist for a lot cheaper than the 23k you're about to pay for the next couple years. All you have to do is get an inspection on it which could be around $100. For 10k you could find a very nice vehicle.

You have to ask yourself; whats the point of owning this truck? Do you just need a vehicle to get from point A-B? Do you have a family? Do you need 4 wheel drive? 

A reliable car with low miles and gas efficiency would do you the best in the long run.

Numbers on the BRRRR looks good.

One thing that I would look into is the current tenants.

Are they month to month? Or how long is the lease and what does the lease entail.
