Hi All, it seem I’m being quoted over 5%, which surprises me, for rental property financing. What are you all seeing given the drop in rates?

@Dmitriy Fomichenko can one use the positive cash flow from these rentals or does the profit stay in the IRA until retirement?

@Bill Brandt thanks Bill. I have 4 rentals and do well, I think. Cash flow from$225-$1000(paid off one). This house with the pool is bigger and I think I can cash flow $400-500 per month and pull all my money out and still have 20% in equity.

@Brennan Lytle my 2 cents is based on the what if's. What if an AC unit goes out? The cost is generally $5-$7k in my market 2 replace it. I've always felt $500 of SF homes was a good number in case that of something else from a large Capex stance occurs.

@N/A N/A can’t get close to the 2% rule. I’m closer to 1% on new properties

@Michael Rossi cash flow of $100 per month seems low. I should state I’m not an expert and really looking for a good number. My average property I’d $500.
