Worth 79,000. But, the area is declining, horrible neighborhood.

A little history, I bought this duplex in July for 57,500. One side rents for 1100 and my other side rents for 1050. However, the 1050 side is about to be vacant and I was just offered 50,000 in a rent to own on that side. I'm debating if I should take the 50k in a rent to own or just rent it out for 1050-1200?

I'm interested in getting into doing a flip with a friend of mine. I have the capital, he's a handyman with a lot of connections in electrical, plumbing, paint, carpeting. Let's say we have  successful flip. What is a reasonable % of profit to give him? I would be buying the place, paying for material and he'd be there working on somethings and arranging other repairs he can't do to be done.

I had my lawyer who helped me acquire my investment property tell me he would write up leases for me for $650. Is this too much? Is there a standard one I can find in a word document on the internet?
