Hello,

I am currently in negotiations with a few Multi family deals in Pierce County Washington and would like to connect with investors who would be interested in funding the down payment or all of the deal for 3-5 year terms. If you are interested please PM me or if you have any suggestions on or contacts to anyone who might be interested that would be greatly appreciated. Please no hard money lenders. Only looking for investors who wants a decent return.

Than you for your response. But what if the seller does not have the cash to cover the note? Are there any other options?

Hello, 

I am currently looking at a SFR where the seller wants to do a 1031 exchange into another more expensive investment property. I would like to do a seller financing option. Is it possible to combine these two strategies and how can I make this work?

We actually spoke with someone today about flipping, and he was hesitate because we didn't have experience, but the good news is that we convinced him to let us find a deal first and go from there...

Hi James! I think our biggest hurdle is the financing piece. We've changed careers in the past year, so traditional financing is out (several doors closed in our faces in that avenue). Finding the right seller financing deal has been a challenge as well, and we've actually talked to two potential sellers interested in doing a seller financing, but are asking too much and we were't able to make the deal work, at least from a win-win perspective. 

And you are totally right, we have heard it over and over again about reaching out...which is why we are here now reaching out. I think partnership is our next best option. We were also thinking if we find a deal, and since it is a seller's market, that we may just forgo our own cash flow (meaning we would rather pay an investor now just to get a deal under our belt)...is this a good idea?

I read on one of your posts that you were not interested in doing the work yourself to find a good deal. What if I told you, my partner and I, are willing to do the work, as we have already begun doing so (i.e. direct mailing marketing, driving for dollars, etc)? Our only problem is getting the funding. Let us know if you'd be interested in talking further about working on potential projects.

Hi BP Community! My partner and I are new to REI and have finally gotten the nerves to start reaching out and hopefully begin to build a network. It feels like we have been exploring all sorts of different options for how to begin investing (i.e. buying and holding via creative financing, flipping), but we have finally hit a wall. We need support and guidance.

This is probably one of those chicken and egg dilemmas...but how do we get our first deal without having experience? People are telling us they will work/invest with us only after we have some experience? The question is...how do we get experience without experience?? Any suggestions/directions would be helpful???
