 The third party websites do not always reflect the exact status of available units and often the prices can be way off. Not sure about saturation... certain price points have scarce or no inventory.

Look into online capital one accounts. Easy to set up and you can have up to 4 I think. 

When trying to determine where to establish a business account, you want to look also into the lending policy of the bank. Capital One can often require the business be located within a certain number of miles from where the bank maintains a physical office.

how do I actually put the LLCs under the holding LLC. Thanks in advance for any guidance you can give me!

You would have to formally approve the formation of the subsidiary or subsidiaries and document such in the corporate minutes of the holding company.  Then when incorporating the subsidiaries, specify the subs to be wholly owned by the holding company and list holding company as the owner.

The features and characteristics of an LLC including which state law applies is determined by which state the LLC was created in,

If talking about Holding companies proper, you would need to first incorporate the out of state operating subsidiary in Wyoming (Wyoming sub) and then also register the Wyoming sub as a foreign LLC in whichever state where it operates outside of Wyoming.

And just to be clear, a holding company typically only operates through a subsidiary or group of subsidiaries; so a lawsuit would  from a technical point of view, likely only involve the particular sub and not the holding company.

Its not about "showing" externally that an entity is a holding company. A better question might be... how do you ensure that the assets of each subsidiary (or the whole) is not susceptible to liabilities arising out of each subsidiary's operating activities. Its also not necessarily about revising the articles unless you were converting one of the subs to a holding company.

Usually when market prices decline, supply usually will also experience some form of decline (less incentive to sell).  

Between July of 2022 and today, rates have escalated on a monthly basis and doubled which was designed to put a choke on economic activity at a macro level. 

During the same period as shown on the graph, a steady monthly decline in units sold is depicted (inverse relationship with rates).  So you would almost have to examine both inventories and units sold in prior periods when rates were in the low 3% range.

It seems in Indiana... by "sheriff's sale" you might be talking about a mortgage related foreclosure which can be different in some of the other states where they also have "sheriff tax sales". My previous response assumed it was a tax sale where Indiana does generally have a 12 month redemption period.

If you are talking about a mortgage related foreclosure, although there are still several states that have a 12 month redemption period after the foreclosure sale, it does not seem Indiana is on that list.

Also, mortgage related foreclosures are usually a matter of state law.. so any redemption period (or lack thereof) would not necessarily be a county issue.

Bill, I appreciate you for your response. According to the Sheriff this property was sold at the second auction to me with no minimum bid due to the Ohio Revised Code Section 2329.52 (B) (1). The lady at the Sheriff Office says that sale is following the current law. My issues is the lawyer representing the bank is the one that handles the transfer of the property to the Auction winner, and there are two.

My business partner is refusing to disclose documents around profits and also refusing to pay me out.  He has dragged me along for years promising to do right.  We have a contract signed but he is currently ignoring it.  I am looking for a lawyer in the Louisville area to help get my money out.  We recently had a property sell, so the cash is available.

Disputes such as these can be common and often why you have things formally drawn out in writing.

Usually you would have a very specific reason (or set of reasons) for first incorporating in Wyoming.. and that is whether or not you in addition, do business in California. 

You obviously have the option of operating the Wyoming LLC in California as a foreign LLC (after registering in California of course).

But if the Wyoming LLC already owns real estate in California, it may be in your interest to also register the out of state LLC in California.
