Alex,

I only do minor rehabs (less than 100k) at the moment. Contractors will always ask for some money down which is understandable so that they can begin demo, pre orders, dedicate team members, etc. 

I like to pay 25% at a time. If I worked with the contractor in the past I will give them 25% upfront. Otherwise, I would consider giving them 10-15% to start with the demo, dumpsters, and framing. 

Absolutely ask for references and actually call them! See pictures of their work and ask them to take you to one of their previous & current projects.

Hello,

That is an interesting way of  structuring a deal. I have a Joint Venture document that I use when partnering with other investors. If they have no skin in the game and they aren’t playing a “mentor role” I don’t know if I would give a percentage of the profits. PM me and I can give you a document I use.
