Sorry for the delayed response here! I have been running around the past few days and have not had a chance to reply. I really appreciate everyones input and persepctive on this.

Hi all,

I am looking to learn more about building materials that are used in properties. In my area, a lot of the best deals are going to be rehabs and I want to use affordable materials that look great and last long in order to minimize. Any help would be greatly appreciated.

Thanks @Bryan L. I completely understand what you mean. My intention was never to think that the amount of money I spend will correlate to a certain amount of value. I was simply asking what factors do actually determine ARV and everyone seems to be saying that it is the market and comparable homes that determines value more so than anything else. I have never done a rehab like this before and your insight is very helpful and I thank you.

I will definitely look into all of these options and really appreciate every single response. @Bryan L. and @Patrick Tutwiler, Thank you for providing your perspective. Thinking about things the way you both mentioned actually makes this process a bit easier and should help me stay within my budget as well. Ill use the market to determine how to fix up the property. Thank you again.

I am looking at purchasing a particular rental property. It is a foreclosure which needs quite a bit of repairs. I have a budget and cash for all of this, but I am curious to know, what can I do to estimate the ARV of it? I know very little about construction and what adds value to properties. I can guess what would add value but how do I determine how much? Any help would be appreciated.
