How accurate have you found mashvisor to be on STR income projections?

I’ve been some deal analyses for short term rentals with the AirDNA tool. Can anyone speak to the accuracy of their projections? One property I’m am looking at shows approximately $106k in annual revenue, but the realtor on the property is showing an $81k potential based on historical for the property.

For those using AirDNA, what are your thoughts about how much you can rely on their projections when doing analyses and making purchase decisions?

We are restarting our journey as well. Speaking from previous experience, we’ve decided to try and start locally first. We had out of state properties and ultimately were hurt by not understanding the local dynamics nor having a strong core of partners (the core four) locally.

We think it is best to start where you know an area down to the neighborhoods. For instance, knowing that north of one street is a much better neighborhood than south of the street.

Even though our area is expensive, we can be local to drive for dollars and have a local core four to continue building relationships. Our goals and strategies will probably change as we build up inventory and more experience.
