To Stephen I might be interested in getting into the lending game..just concerned how is the money I lend cholaterized.Also just started looking into Scranton and surrounding areas for investment properties.

Personally would love to invest in Staten island especially St. George and surrounding areas..what stops me is you really have to buy correctly priced homes coupled with the the fact that it can take 6-12 months and alot of lawyer fees to get a bad tenant out..you could easily lose 20k . But good luck to you your a braver man then me.. I own in the Midwest , looking into certain parts of pa. All landlord friendly.1 month $800 for a lawyer ..bad tenant gets removed.

When analazing a deal pls be sure to add this to your calculations. Repairs will occur on most months and a vacancy equals minimum 2 months lost rent and a re rental fee by your managment company. I haven't gone more then a year w out rerentals.by adding these fees you will get a more accurate ROI. Probably still a good investment but not what these passive income sellers are preaching .

from prior investors this company  at times not pay their investors.because a given project is not entirely 100 % rented out..check past posts about them

Mr Bob.... Also from Staten island ..no knowledge in the crowdfunding game ..what i will tell you i have 3 properties i bought from  A company known as homeinvest and while their promises of 10 to 11% are not accurate  because they do not put repairs and vacancies and turnover cost into arriving at that figure . whatever anyone tells you immediately take 3 % off for a cash on cash deal. If your ok you can make some money in the passive turnkey home bussiness. Homeinvest is an Honest company and my salesperson is a strait shooter her name is Susan. If i can help you be happy to. to the the investor who is getting scammed by holdfolio.. Did not like their concept from day 1. My advice to you is get out anyway you can. Spoke to the owner of holdfolio he spoke from 3 sides of his mouth ..thats the impression I got.. My gut is very rarely wrong.

My advice to you after 3 years in the invest property business is find an honest company..took me a year to find an honest company. I deal with home invest. My sales persons name is Susan. I find them very honest. Believe me if your looking for a headache free investment open a CD. This business will never be headache free.. My advice also is if the brochure says 11% return immediately take 2 or 3 points off that figure..thats reality ! I have accepted this..still a good return with an honest and transparent company. That 11 % is based on 100 % occupancy not even close to reality. Also based on no maintenance again not even close to reality. Still all and all I am satisfied and will continue to do business w Home invest.try to avoid singles get duplexes or better.
