But at what point bidding that low makes financial sense any more?  I al ays bid at least 12 to 18% dependung on the state. Maybe I am missing something. Thanks

I have been buying tax lien properties online for about 3 years now and money started coming in slowly. I have never been in a live auction before, any pro or cons of live versus online?

What do you guys prefer?
