Local laws will take precedence, so you may or may not have that option.

You should get copies of all leases and estoppels for each property before closing.

Look over the existing leases, they could be better than the ones you have, or a few 

sections you may want to add to yours. In our area the existing lease will continue unless you have them sign a new one.

My advice is never buy a rental without first seeing the lease(s) and having the estoppel(s) done.

At least you know the rent figures are agreed upon by the landlord & tenant.

It's a deal for the seller as it solves all their issues, but on your side it's not a "deal"

its just an ok buy, you should be able to do better.

 Then collect a security deposit first and last months rent then you have no interest and the same money up front.

there are both very good and bad PMs in Rochester and many other places. In Rochester you have a lot of out of town in esters that are easy to try and cheat. So unfortunately the market here being a very good rental area has attracted some bad property managers. However there are also some very good honest ones also.
