Post: Out of state investors

Going through my real estate journey I have learned a lot, I am 24, a veteran and a graduate from Temple University,I started with aspirations of investing on a property and making a quick flip.My problem lied with fear of failing, my capital and my savings.I decided I wanted to learn the real estate market and know the ins and outs before I would make a bold choice on buying my first real estate home. What I decided to do was work in what I was interested in and it led me to be an experienced real estate agent specializing in wholesaling off market properties in PA region specifically Philadelphia and surrounding areas such as Montgo, Delco etc. Through my journey I have gathered priceless information about the markets and maintained countless of connections including contractors, investors, agents and brokers. I stayed in touch with all of my investors who bought off of me to see how well they did and my biggest joy was when they returned to buy more or told their friends about me and what I do! 

What I have learned is that it's nerve wracking to invest out of state, but sometimes investing out of state is a great idea since it could be the most bang for your buck. I believe it's one of the best places to invest due to many reasons.

 With several large universities, including the University of Pennsylvania, Temple University, and Drexel University, the city has a steady stream of students and young professionals looking for rentals. This creates a market for both short-term and long-term rental properties.

Affordable housing, Compared to cities like New York, Washington D.C., or Boston, Philadelphia offers relatively affordable rent, or section 8 tenants, especially those who are relocating from more expensive areas.

 Gentrification opportunities, As gentrification continues in certain parts of the city, early investors in these up-and-coming areas may see substantial returns on their investments.

      Jonathan @Jonathan Greene makes great points. Before you invest you have to do a lot of research and commit a lot of your time to understanding what you really want to do. I am a real estate agent who specializes on wholesaling off market properties. I want to invest in my own properties and I realized that if I wanted to start doing that I should work for a company which wholesales so I learn the ins and outs and make smart investments for myself.       I see that you purchase property in Pottstown, I am connected with tons of GCs that have done great work for my clients, you can compare their prices with that of your own that you find! I also have pottstown properties for sale such as triplexs and duplexs if you are interested!
