Daniel, awesome feedback man! Thanks for your input. Ill definitely look into a landong page. Makes sense to offer an option for curious leads, also adds credibility.

If you dontmond me asking what type of motivated sellers are you primarily targeting? Or what type of strategy works best for cultivating leads?

Good morning BP community! Im excited to finally start my investing journey. I am wanting to learn and build a foundation in wholesaling 1) To earn extra cash to use towards investing 2) Be able to cherry pick my own deals for flipping/ rental

I have read several blogs/ listened to podcasts/ and decided I need to take action and just START.

I have different strategies in place, and don't mind spending some money in successful marketing campaigns/ strategies but prior to kicking off I'd like to get BP members feedback on what they've experienced to have better results.

What strategy has the best conversion rate into a successful acquisition? How did you market to those motivated sellers? What percentage would you say convert into actual CLOSED deals?

Hello BP community! Im a new member with this being my first post. I have recently become very interested in the wholesale/ flip business model as I am a licensed realtor in Texas.

I came across my first wholesale deal this week but I want some assistance as to what would be the best way to handle this transaction. I found a great property with significant equity spread and have come to an agreement with the home owner... My question is should I use a standard TREC purchase contract with specific language to assign the contract to my end buyer or should I use an assignment contract? 

Any feedback would be greatly appreciated as this is hopefully my first of many deals...
