@David M. Of course the properties are insured but was wondering which better for added protection for my assets

Have a couple of rental properties around the Boston area. Would like provide protection of my assets but don't know the best way to go about it. I've read about rental LLC and umbrella insurance but not sure which would be better.

 Found a few properties close to the Ewing border and not far from Cadwalader heights park. looking to get info about the area and the rental market. how is the real estate market in Trenton? Are there any development plans for the area?

When looking for properties ( whether single family or multi) what are the best resources for finding deals? I live in Boston and have 2 properties under my belt. We are looking to move into a single family home and rent the 2 unit building we live in now. My goal in the next 5 years is to at least get a single family and another multi-unit. I think this is possible but my question is how to do it quicker. I’ve read quite a few stories of investors grabbing a few properties within a year with very little money. All and any feedback would be much appreciated

Thanks for clearing that up for me. As of now i am only interested in rental properties. What is a minimum good rate of return on investment properties that i should look for? Is the cap rate another important calculation i should be considering when looking at investments? Sorry for all the questions, just still learning as i go.

Still a little confused in these areas and would like to really understand them so i can better calculate if the investment is worth it or not. I understand cash on cash is annual net income/cash invested, but what if you are using equity from a property to invest instead of cash. I am looking at a property for 630k with a down payment of 110k using home equity. The property generates 62400-64800/year & nets 20k which if I calculated correctly yields 18%.

So its been about 4 months since I’ve purchased this 3 family and so far so good. I put 105k down & I net around 1600/month. Not sure if I calculated the ROI correctly, basically to what i would net in rental income in a year and divided it by my outnof pocket costs which was around 110k. Is this he correct way to calculate? Sounds stupid but still new to investing and I’m aleays rehinking everything.

hello I am going to be closing on my very first investment property in Everett, MA. it is a 3 unit building all rented and have had the tenants screened and leased for the year. my question is are loan rates for investment properties higher than owner occupied properties? I got a rate of 5.375% on a 500K loan, is this high? my monthly income on the property will 5400/month
