I can direct mail in Orange County, Riverside Country, LA County, San Bernardino County, and San Diego County. BUT what doesn't work right now and will break my bank? Also, what areas or categories are too competitive?

What has been your most effective list criteria for direct mail? Who do you mail for rentals and flips? How do you narrow the criteria down for highest return? What public sources do you use? What is working now: ex. 90 day lates, NOD, eviction notices, etc?
