Is miami florida too saturated and over priced to become a wholesaler? Median sale is around 330k. Lots of sellers won’t go any lower in hot areas. Any advance of which zip codes or areas are great to wholesale in south Florida?

@Mason Hickman well I’ve been trying the “free” route such as cold calling, FB marketplace, tax delinquent list etc.

@Daniel Mears ive been cold calling, creating FB ads, looking a list of tax delinquent properties for motivated sellers. Majority of Miami are Spanish speakers and I’m not as fluent as I would like to be so a lot of my cold calling go no where.

My name is frankie, I’m turning 27 in November. I was born into poverty and know nothing else. I see through social media and in my environment people my age becoming super successful. I never had anything handed to me and still don’t have anything. I’ve been at the bottom and still here. I look up and wonder what’s it’s like to be financially stable. I seek knowledge and try to learn more! I see that money is the mover to make more money. How do I become successful if I don’t have actual money? I’ve become an “entrepreneur” but feel more like someone that is pretending. I’m a real estate agent now and haven’t been able to make anything and I’m on my last leg before I go back to 9-5. Any pointers on where am at currently and what path to move? I take harsh criticism be completely honest with me.

Thank you for you’re feed back odie. Now if I don’t know any experienced investor in my area personally. I wouldn’t be able to start because I don’t have enough liquid. Without another partner to get in the deal with I won’t be able to ever invest unless I wait another year or so. So should I wait?

Hey guys, I’ve been a real estate agent for a year now! I know the game and the market pretty well. I’m trying to venture into investing to make more profit. I have a hard money lender set up ready to get pre approved. Problem is I don’t have enough down payment. Property is offered at 330k and they want 15% down. How do I go about getting a loan or a private lender to help with the down payment? I can’t do business loan or personal loan because not enough experience or time with my business account. Min is 2 years. Not enough net either. I haven’t been able to find a private lender either. Any advice on how to come up with the down? Thanks guys!
