@Chris Mason thank you for your input. This seems more reasonable. I could under stand why the property taxes would count against me. The thing that bugs me the most is having my fathers debt counted against me. I am in escrow and almost about to close. I am gonna look for another lender if this one does not go thru.

Is there anything that can proof that I am not responsible of his mortgage debt?

@Stephanie Medellin this bank is making it impossible to qualify just because of my fathers mortgages. The bad thing is I am in escrow and almost about to close. On Monday I am going to look for another lender.

*This bank does not care if my father has been current with his payments. They just want me to have enough income to cover all the payments.

*Also the rental income does not help me because my father receives the money.

Is there a document that I am held responsible for the mortgage; even though, I did not sign the mortgage?

My father has one rental. His primary and secondary house are the ones that are hurting me.

Can I show that how much rents are for these properties(rentometer)? To show that the rent can cover the mortgage loans and make profit? This is just to show the bank that I can cover the mortgages that way if it comes to that.

My father is currently paying them off and my father can not cosign.

Hi Jason,

I am putting down 20% of the purchase price. Also, it is in the same bank that my father has two of his mortgage loans.

I will try looking for other banks and brokers.

My name is not on the mortgage loans. My father is the only name on the mortgage loans. We are both on the title of the properties.

Hi to everyone,

My name is Francisco and I am currently in escrow for a home. MY income and MY debt to ratio is awesome to qualify for the mortgage loan. However, my father owns three properties with current mortgages. My name and my father name are on the title of these properties but not on the mortgage loans. My father has never been late on his payments. The bank is counting these mortgage loans against me. I do not qualify at all if they count my fathers debt to me.

So my question is what can I do to get approved with this unique situation?

I honestly want to know for future reference when I apply for other mortgage loans.
