I want to find out which realtor in my area did the most Short Sale deals in the past 6 months.

I heard that this information is available on the MLS. Is there a way I could get at it?

Is there a website or database available to the public that tracks real estate transactions?

What's the difference between a Sheriff's Sale Under Foreclosure, and a Trustee Sale, in California?

In a Sheriff's Sale, do I have to watch out for second liens the way I do in a Trustee Sale?

So I saw a public notice for a Sheriff's Sale, persumably for non payment of HOA fees. It's listed in a different section than the numerous Trustee Sales.

As far as I can tell, the Sheriff's sale is a Judicial foreclosure, whereas the Trustee Sale is Nonjudicial.

Can someone confirm if this is in fact the case, and spell out the implications?

With a Trustee Sale, if I bid on a Second Lien, I will still owe money to the First Lien. Are there similar gotchas in a Sheriff Sale?

@ J Scott, thanks for the tip. I work with a buyer's agent on our courthouse auction deals, and he's been able to provide us with great insight and connections.

REOs have always been opaque to me, though. How do you go about establishing a relationship with those listing agents you mentioned? Do you offer them buyer's agency?

One piece of advice I've heard regarding REOs is to get to know the top REO broker in my area. Also helpful is getting to know the loan officers. The goal is to get to know about properties before they hit the MLS.

Does anyone have any tips about how exactly to go about this?

For example, is there a way to look up which agents are moving the most properties in a certain area?

Jay, sounds like you're trying to pay all cash to buy property at a discount. Have you looked into buying foreclosures at auction?

You pay all cash, which is an obstacle for others but not for you. You can find properties selling for 65% of market value fairly regularly.

The fact that you have a day job is an obstacle, but one of your relatives could go and bid for you.

You need to find out how to research liens, but that's fairly easily learned.

How is this normally done? Do you talk to the bank and see tapes of REO properties?

I see a lot more REO activity than I was expecting. Where does everyone get their REO leads? Through the MLS or elsewhere?

I'm in the Bay Area as well, I've been quoted 13K to move and set up a double wide 20 miles away.
