Hi there- I own two duplexes in the quad cities and Ive had two dismal property manager experiences. I need a great property manager. Does anyone have suggestions on how best to find a reliable property manager in the quad cities. Or if anyone has experience with a great property manager in that market I would like to meet them. Please help. Thanks

Hi there- I need a fantastic property manager to manage my properties in the Quad Cities area. I have One duplex in Moline IL and one duplex in Davenport Iowa. Any referrals to an outstanding property manager would be greatly appreciated.

Thanks for your feedback gentleman. I appreciate it.  I ended up using a local real estate attorney to prepare a promissory note and deed of trust. Got it done for $600 and the lender is protected and I am protected.

Hi There- I am a purchasing a property using private money. Can anyone offer suggestions on where to find or create the documents? I couldn't locate any resources. I wish to set up a 1 year  non amortizing note with a simple interest balloon payment at the end of the term. Let me know if anyone out there can offer suggestions on how to create such a note and secure it with a first lien against the property? Thanks in advance for your help.

I have purchased Matt Larson and *************'s wholesaling course. The REPS Course. It's amazing. Matt does a fantastic job of presenting the material. He presents all the techniques and shares many of his best tools including scripts etc. I would highly recommend it. Matt Larson is a great teacher. I have studied his work for 2 years now. Through one of his simple craiglist techniques that he teaches I was able to acquire 2 rental properties at a 40% discount to market value.

Hi There-I'm writing an offer on a commercial property with a partner. It's a 2,200 sq ft restaurant. We offered $375k and sellers countered with $440k. Gross rent will be $4k monthly. What is the best way to vest the property for a partnership? LLC etc. I have never purchased a commercial property or a property with anyone other than my spouse. Any suggestion about a partnership would be much appreciated and commercial property in general.
