@Aaron Dallas, welcome to BP! I am a new investor in the Jacksonville area and am part of the local REI. It is a great place to network with like-minded people like ourselves and learn at the same time. Look up the website, just google "JaxREI". There are many wholesalers that can help you find the properties you are looking for!

Hey @Kevin Small, welcome to BP! I am new as well but wanted to invite you to connect with me. I joined the Jax REI group and it is a wonderful place to learn and connect with others in the industry. I am still a bit meek when it comes to approaching others and still feel intimidated since I am at the bottom level of expertise, but we all have to start from the bottom and I think this is where you will find what you are looking for!

Thanks @Steve Vaughan!  I will do some research on the specifics on sub2 on BP, there are tons of great information on this site!  If you or any others have any tips to share regarding sub2 contracts, I am  in "Sponge" mode for info!

BP community! I am new to this and would like to get advice on a FSBO property I am working on. I have a seller that has owned a property for over 10 years but has very little equity in the property. The owner wants to downsize to a smaller house and will entertain a lease option purchase. His concerns are that he believes that his insurance and mortgage companies will not allow this type of transaction and wants to know how to make this work. I told him I will get back to him so that I can show him the way through this. Thing is, I don't know my way through this and need guidance and advice on how to answer his concerns. Anything anyone can provide on this subject will be appreciated, thanks in advance!

Hi BP community!  I am a NEWBIE and have come across a possible deal that I need advice and help on.  I have a motivated out-of-state seller that has vacant land that has liens on it.  The land had a house on it but had to be demolished last year, so it has utilities and is in a developed area.  I also have a buyer for this.  The seller will take ANYTHING for the land, came straight from his lips.  How do i find land value and how can I go about structuring this deal?  I intend to assign the contract but, since this is the very first deal I have come across, I need guidance on where to go from here.  Any help from the community will be appreciated!!
