 Most contracts do have it as a contingency.  Unfortunately I'm sure the attorney will find a reasonable cause for cancellation.

Case in point:. We had a client who backed out of purchasing a home the day of closing.  The only reason being that the property taxes were higher than she estimated.

If I may ask, which area of the Adirondacks were each of you guys interested in?  As with probably all markets, there's a shortage here also, but if you're not focused on the same "hot spots" as many people are (ie: in the village of Lake Placid) then you'll definitely have an easier chance.  Feel free to shoot me a message, as well!

Thank you for this tip, Joel!  I'm looking at a small commercial building (office with 2 apartments above) that I'd like to purchase/reside in after selling my primary residence, if it's still on the market at that point.  

Comparatively speaking, do you know if the SBA loan income requirements are similar to that of traditional residential loans?

I used the $5 catch and release traps from ACE hardware.  Inexpensive and they get to still hangout with their friends!  :)  This is, of course, if you don't mind the labor of setting them free and unpleasant odors.  In all seriousness, though, very effective at keeping them away for awhile.

Plan to sell my primary residence that I've occasionally house hacked and purchase a small multi-family to keep growing. Secondly, to keep growing, learning, and building my business as a realtor.

The logo is just a support piece, you want people to remember you..that is what I think of when I think of branding.

Well i actually spoke to the town planning board yesterday and found out the parcel is only zoned for one single family and a few other issues with the parcel so ive forgone that one but im definitely interested in looking for others!

Zoning and building regulations can definitely make or break a deal! Are you interested in anything in the Adirondacks? Depending on where you're looking, I could send you land listings from the MLS.

He's been a bit trickier to track down since the pandemic but I'll do my best to track him down.  He's been the owner since taking the reigns from his father, so certainly has years of wisdom!

I don't have any experience in the realm of campgrounds but do have a friend who's family has owned a small campground in the family for a number of years.  Not sure if would apply to your park, but I know one common issue was making sure campers' are responsible with having fires at their sites.  This campground was typical like most of the Adirondacks; heavily wooded.  I can inquire for further tips/pointers if you'd like?
