The properties in the probate proceedings are generally not listed... if I get it right, most of it are confidential. Not all lawyers are willing to divulge the information considering that it is within the "lawyer-client" confidential matters.

Exhaust all possible ways in order to exponentially increase the number of buyers who might come across with your ads.

In addition, it's better to have the complete description of the property for sale. Because those 1 liners like FS: NJ 3 bedrooms, 1 bathroom, 1 carport. for 75% or the assessed value.. is just too plain...

some or most of the buyers are looking for the "IT" factor why they should buy the property.. or why it is the right one for them.

An additional observation though...

I think door to door works well especially when you have that professional attitude emanating from within. Sometimes, or rather, most of the times, people will believe you more if you are talking to them face to face.

As well all know, there are a lot of scammers and people who take advantage of the weakness in others. The bottomline is.. door to door imbues credibility on another person. Because I believe that you wouldn't be able to talk to a person straight in their face if you have some ill motives.

Just my two cents.
