Hello everyone,

Just wanted to see if anyone on here had any gold nuggets/ideas on how you can avoid from someone breaking in and either stealing your items or damaging your property.  I just went to go check on my lease and noticed someone broke in and stole the new gas range and tried to steel the water heater as well.  Luckily all they took off with was the range.  Im thinking of either adding a security system and just passing that on to the new tenants or adding a job site camera that can tell me if someone is on site.  Any ideas on what you all would do or suggest.  We know there will always be those who will break in and steal what's not there's but if I can make it a little harder on them I will.  I did disconnect and added a lock to the garage door that I will remove once its rented, that way they have to go through the front door where its more visible.

Hello Cameron, on my first deal I was pretty lucky.  My GF at the time had money in the bank that she was not doing anything with, and the other half I was able to get a loan from my parents.  I rented the property as is for the first 2 years to the family that already lived there when I purchased the property. They were paying $600 a month for a 2 bed 1 bath home.  Once she left I had enough money to remodel the unit and I raised the rental to $1200.  At this time it’s actually time to raise it again once this years lease is over.  I have less headaches because I know everything I did to it is new. The rental payments helped me pay back my GF and now everyone is paid for, the unit itself has more than doubled in value.  I was really lucky on my 1st deal. I’ve had other deals but this one by far was my best one and the one that help me get started.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $40,000
Cash invested: $45,000

2 bed, 2 bath brick home. Located in Mesquite right behind the Mesquite Rodeo.

What made you interested in investing in this type of deal?

It was a great deal to start investing. I had no money so I had to get creative to make the deal.

How did you find this deal and how did you negotiate it?

Found it by word of mouth, we negotiated the the deal with a cash offer.

How did you finance this deal?

Borrowed the money

How did you add value to the deal?

We did a full rehab, new paint, flooring, cabinets, countertops, fixtures and appliances.

What was the outcome?

I was able to raise the rents and get better tenants

Lessons learned? Challenges?

It’s important to use the right trades, my biggest challenge was to find the capital to be able to do the repairs.
