Would somebody be able to point me in the direction of a list service OTHER than listscource? I tried the website,but found it to be very confusing, almost buggy. Do you guys know of a more user-friendly list site?

Also, does anyone know of a good site for yellow postcards? It seems alot of them have a minimum order, is this the norm? If there are any out there that are cost effective, please let me know.

Before I start my direct mail campaign, I wanted to know how others capture leads without answering every single call. The material I am reading suggests NOT to have the leads call directly to my cell phone. Rather, I should set up a google voice number, and set a voice message to play when they call.

Can anyone explain in a little more detail how that works? Will it transcribe the call and send it to my email, or will I have to listen to all the messages and extract the info myself (which I wont mind doing)? If anyone does this method, what "script" for the voicemail message works for you?

Any help would be greatly appreciated.

Hello.

In my attempt to find a local REI club, in hopes of some networking, found a group on meetup.com for Las vegas. The biggest one, that I saw, was the Outback group.

I wanted to see if anyone here is a member, and what they think of it. Do I need to RSVP for the meetups? Whats the dress code like?

Approaching a local group like this is very intimidating for me, any advice would be appreciated.

Hello, my name is Justin Foley, and I am excited to get to know you all.

I am 22 years old, and I currently live in Las vegas, NV. The only experience I have in real estate investing is a wholesale deal I did to pay for nursing school tuition. That being said, I now have other priorities in life, and I know becoming a full-time real estate investor will provide the life I know my family deserves.

What brought me to BP, is that I was going to pay almost $400 dollars for a mentorship program offered by a hard money lender a couple of states over. While doing a little more research, I was notified of Mr. J. Scott's "The book on flipping houses". Best $30 bucks Ive ever spent.

After countless hours re-reading and highlighting every other sentence in this book, I can say I without a doubt humbled by my lack of knowledge, but also edified in a way I was hoping for.

As I am young, my cash reserves are not the best (still a few more months of student loan payments), I will not let this deter me, as I know that If i find a good enough deal, the money will find me.

I do not know any real estate professionals in my personal life. The book talks alot about networking with other investors, asking for advice, referrals, ect. As I now know BP message boards exist, I intend to full advantage of that fact by reaching out to the community.

As I become more involved here, I would just ask that everyone be patient with me as I ask ALOT of questions. I will be respectful of everyone's time, but I know that if I dont ask, I'll never get the answers I need.

I truly believe that my path to success will be greatly attributed to my interactions on this site. For that, I am thankful for this community.

Any questions, my inbox is free. I have to go compile a list of questions that are eating at me now. I will be talking to you all soon :)
