My 2 boys were kidnapped by their mother 2 years ago. I vowed day and night that if they returned safely, I would provided a life for them beyond imagination. 

They were returned safely to me, and I intend to keep my promise.

Wow, what an awesome read. I have used the 'work backwards' method in my previous studies, but have not even thought to apply it to figuring out the numbers. The way you laid it out was really easy for me to grasp, and I have made a template of those charts provided, if that's OK.

Thank you for that, honestly. That was unbelievably cool.

This was just me trying to understand a back up solution in case I don't sell a flip. So you would refinance into a conventional loan, use the rental income to pay the monthly amount, then cash flow is whatever is left? If so, awesome. That's what I needed. Thank you for your help guys.

If a rehabbed was not selling as fast as one hoped, and they decided to rent it out instead, how would the investor pay the lender the original loan amount - if they do not have the funds they would from an outright sale?

@Philip Dwyer Thanks for the encouragement. Are there any REIA groups in the valley, or Henderson? Haven't been able to locate any online.

@Robert Adams I have been studying different exit strategies for a while now. Its in my personal nature to be super worried about 'plan b's'. And thank you for offering your time to answer my questions.

Hi there, my name is Justin and I am really stoked to have join. I have been reading day in and day out to find out as much as I can about rehabbing properties for the past 5 months. I have been a victim of analysis paralysis, but I am working on taking steps to overcome my fear.

I have already been pre-qualifed for a hard money loan, the one pressing obstacle to overcome is locating a deal that makes sense. As I cannot afford local mentors at the moment, I was blessed to have found a group of successful people willing to give away free advice, it was a no-brainer for me to sign up.

I have not focused on success like this since I was in nursing school. I look forward to absorbing all of the knowledge that I can receive.
