I am a new investor starting out, and was talking to an agent who told me it is against the law but one sure way around it is by becoming an agent your self. And there is another advantage to being an agent you can get a very good split of the commission instead of haggling with the agent.

Thanks J for the response. The house is in a very good shape and move in ready. The buyer is buying it for his family and he is qualified for the loan per the mortgage broker, is assigning the contract to him doable? By the way, the contract is assignable. Thanks.

Hi, I am a newbie investor and have a question: I have a house which owned by a friend it is worth 100k. I showed it to someone who wants to buy it. I already have the house under contract to buy for 95. What is the best strategy to proceed and get my 5k? Thanks for any advice.
