@Eric M. Taking your n everybody's advice I did respond. We bought a property with tenant already occupying. Apparently the previous owner was lax about payments and letting them pay leisurely and not charging late fees. My pm had a meeting with them n explained that new ownership was not going to allow that. She demanded my personal info which pm said no thats what he's there for. She sent me a FB message to bad mouth pm n said they couldn't agree on time frame on repairs. According to pm It had been about prompt payment which they had been late on several times.

I have a property manager in place but the tenant has found me on Facebook and wants to communicate. What should I do?

Sounds like a decent starter property. Some place for you to stay and almost be living rent free. Stay a year or two while rehabbing, increase value and rent . It cash flows and has equity. As long as the area isn't terrible and no other major issues besides roof..I say go for it

If the numbers work for you to live rent free or close to it I say lean towards buying. I would be weary about the neighborhood and the type of tenants it will attract. You say the area is b+ and want to invest in more? That could be worth while in the long run with the right planning
