Hello everyone,

I am an investor based in Hawaii and am looking to expand my portfolio by investing in the Indianapolis market. In order to do this effectively, I am in search of building a strong team of professionals. Specifically, I am looking for individuals with expertise in project management, contracting, real estate, wholesaling, and access to hard money and private money lending. Additionally, a property manager would also be a valuable addition to my team.

I have a flip that i'm hiring for. My question is, my contractor is charging me for additional 10% sales tax for the whole project (labor and materials). Is that normal practice, to charge sales tax for both labor and materials? Any insight and information would be greatly appreciated. thanks.

For those who had received credit card funds during on their first round, how long did it take for you to receive your cards after F&G started applying for your credit cards?

Who do you call? Auction.com? I have tried, both phone call and email but they don't answer.

I'm trying to buy a property at auction.com, but when i ordered a preliminary title report, it appears that the property has 2 tax liens and 1 HUD lien on it in addition to the mortgage balance. Auction.com does not disclosed the reserve amount, however the property starting bid is $200K and ARV is about $700K. More than likely this property will probably get bid up to $400K. My question, is the winning bidder stuck with the liens if they get the property? Also is there any other way to find out if all liens on the property will be cleared by the seller before closing.

I new to REI and I have been trying to apply for business credit cards for my real estate business. So far i have applied for AMEX, BOA, Capital One, Chase, and US Bank, and only the AMEX has approved me, the rest did not, and I not sure what is the reason denial, maybe because of new business? Has anyone have any success in applying and getting approved for business credit cards? Please let me know your experience and if there's a "better" way to apply to get approve. Thanks.
