I have been in the SUBTO mentorship for the past two years. It is by far the best mentorship ever. I have been in other mentorships that expire in 6 months. The last mentorship I will be in was in. SUBTO is a lifetime membership. We have the biggest and the best group of closers in the game, period. Unequivocally the best. We also have access to ANY contract we need. We have daily training. We have training modules; whatever your learning style is, it will be covered. 20 -40 hours of live Zoom training a week. You can learn creative finance, flipping, rentals, notes, VA training, Raising private capital, probates, foreclosures, ETC. We have constant meet-ups. The Subto group includes JV deals, lenders, Wholesalers, and Realtors. I pose one question. What mentorship is better........

@John A Murray Thank you John for sharing your story. I thought I was the only one who had a bad experience with Californians for Homeownership. They told me flat right out to not contact them and remove them from the email thread.  I think if you contact the school district or the Mayor and report them for not following the state rules you might be able to get somewhere because HCD is not going to involve themself. Speaking from experience.  

As far as getting help for ADU issues I have not found ANYONE that be able to help. Because of my issue with the city regarding converting my garage and add above it for a two-story ADU I have spoken to anyone that has to do with ADU.

I have talked to one of the policymakers in HCD over probably 50 emails, the Department of finance, city Mayor, City attorney, the Californians for Homeownership, Regional Affairs Officer, Orange County,Southern California Association of Governments (SCAG), Orange County Projections (OCP), the Center for Demographic Research and still haven't anyone to help me but I still searching for someone to make the city understand. I think the next step is attorney general to see if he can help. Let's keep in touch and see how far we have to go..

@Dan Heuschele well I have talk to one of the policy maker in HCD and over 20 email he explained that Single family attached or detached is single family but the city still bringing excuses because they really don't want to have ADUs in the city. They have brought so many different reason that I can not have a 2story ADU. At this moment I am looking for a lawyer that is familiar with ADU law to see if that would be able to help me with this issue.. Anyone expert

Looking for someone in CA that knows ins and outs of the new ADU laws. I am having a dispute with my city regarding the clarification of my house.

I want to convert my garage to an ADU and build above it as part of that ADU so I can have a two story ADU but city is not giving me a permit because they telling me my home in a Multifamily resident in ADU law but all my doc indicate is single family attached, townhome.

Do you knows that is true or not?!

Question for my fellow Californian, I have single-family attached home or townhome that want to convert my attached garage to a two-story ADU but the city is telling me I can not build the 2story ADU and I can only convert the garage to Studo ADU or One bedroom ADU but I can build and add that 2nd floor as part of my primary homa but it can not be part of the ADU because my home classified as multifamily because is attached, regardless of what is in my title or tax assessor and appraisal district...

So my question for those expert in ADU law or land law is, can a house change classification from single family attached to a multifamily even when every document you have indicate you are single family attached???

@Ethan Lee Conrgrad and well done, you just have to jump in and you be rewarded.. @LaMonica Evans, the reason multiplex are good cuz it can off set your expenses while you are living there and learning about landloarding. Always go with your gut feeling IT NEVER LIE.. Your are on the right pat and yes you can get FHA financing if this is your 1st home it doesn't matter if SF or Multi as long as you are also livinh in them.. Good luck to both of you and keep us post it..

@Ilona Kovacs the best education for your money is note buying for dummies with scott Carson hands down he's the best with lots of info and you can listen to his Monday night note in Vimeo. He's at we close notes. Eddie is also good but is very expensive and only for you to get excited about the bussnise but scott will show you how to do the bussnise .. Is a very different industry but is great..
