Post: Do you buy insurance to cover contents?

I tried this question in "Property Insurance Questions & Discussions" but don't think that category gets as much traffic sorry for the duplicate post but hoping for feedback.

Closing on a SFR Friday and in the process of getting insurance our agent asked if I wanted to insure contents. We have a couple mixed use properties and do not have contents covered. I asked if I was missing something and she said some people like to add some just to cover appliances. I'm sure the additional premium would be pretty insignificant to add 5-10K but if not needed why spend the money.

Any thoughts?

Looking for advice on an REO property. I made a cash offer that was not accepted...a couple weeks later they made a counter close to my offer and I accepted. They required new paperwork and a new letter from my bank stating funds were available and seemed to need everything now, now, now!

Well, it's been over 2 weeks and I have nothing signed from them?  I've checked in with my agent a few times because there is a lot of activity at this property and I'm getting nervous I'm going to lose it to a higher offer.  I was told the listing agent considers the property under contract and is telling anyone that inquires about it that it's under contract and not showing...but why all the traffic?

Is this typical?

I've read a lot about yellow letters and success rates and how most responses won't go anywhere....but how do I know that?  

My specialty is not sales and I don't want to waste my or the owners time so I'm hoping someone can recommend what questions to ask, red flags to listen for, etc?
