so out of curiosity... I have called 5 contractor companies to come look at the house. Only one called us back and they want $100 to come and do an estimate... Is that common of Detroit market? Any companies you guys can recommend? It is a quick job... two weeks top...

Hello everyone, I purchased a home and need some work done to it. It is located on the West Side of Detroit (7mile/Lasher). I am looking for a contractor/team. It needs new roof, some plumbing, fixing a wall, flooring, painting , one window and fixing the front and back porch. Anyone could recommend someone they use or they know? Thank you so much

For bank foreclosure, property taxes and hoa debts will remain.  IRS liens remain for 120 days, after which if they don't redeem, it expires.  

Junior liens, junior judgments and code violations if they are named/served, get wiped.

Some state liens May survive, not sure about which.

@Wayne Brooks: do you order a title search on the properties you are interested in, or do you feel like looking at the county appraiser website and all the adding on the title is sufficient?

I am looking at the houses listed on the Orange county auction list and I am wondering if you guys have experience buying a house on this site. How do we know which lien I would still have to pay if I win the auction? How do I know which liens are erased by me winning the bid?
