Andrew, his current monthly rent is $520. From his address, it seems like a trailer park. She does not seem to live here and her job is in CA. Not sure if I can go after her if he does not make the monthly rent.

We got a tenant application for a 2006 single family house with monthly rent $1425. The applicant has a nice credit score of 702 and monthly income of $5000. Based on tenantsearch check, he has no criminal history and no eviction history. But he is from CA with two recent short-term contract job ( 4-month, 12-month) in Houston. He has two large debt:one $22k for vehicle; the other $20k. He has a credit card debt over $6000. He has two large dogs: 20 lbs French bulldog and 60 lbs pointer. He has a co-applicant who is his finances. She actually lives in California and they have a house there. She has 788 credit score and only has a house payment with monthly mortgage $1400. She has decent income $8000 monthly. I requested his bank statement and was told he is not comfortable with that. But he is willing to show his paystub. I requested increased non-refundable pet deposit due to the pet size from standard $250 to $400. He was not interested in the increased amount. My rental house has been vacant since end of November. I hope to rent to this tenant. But kinda of worries of his debt and his job stability and potential house damage from his large dogs. Please help me whether I should rent to this tenant. Your advice is appreciated. Newbie me wants to know comments and experience.

A potential tenant contacted me and was upfront that they have some credit issues including a broken lease in 2011. It happened when they have medical conditions and could not work enough hours. According to them, they have a good job and saved enough for double deposit. Would you rent to tenants like them? I asked for bank statements, pay stubs, employment verification, besides credit checks. Shall I ask for 2-month of these statements? Is there anything else I should ask for? Appreciate advice from seasoned landlords.

Aaron, my offer has my personal name. Other than it is an Asian name, the offer was rather standard without any disclosure of any use of the property. I have a seasoned agent representing me. I would be more disappointed if she slipped her tongue when dealing with the seller agent. Oh well...

Russel, I own one property in the same subdivision. I know that the full price offer is already slightly higher than the market value. I would not be willing to pay $5K more. Plus you would think the December market is supposed to be a slower season, right after Thanksgiving. Sigh.

Russel, I do not know how they figure out I am an investor. It asked for $150K and it closed at $149K. As far as I know, we were the first offer. Just disappointed.

Past December I made a full price offer on a single family house on its first day of listing. The house was in perfect condition. Our offer agreed to close the house by the year end, as my realtor advised that closing date last year will make the offer more attractive since the seller does not have any tax for 2017. Unfortunately, there were multiple offers and our offer was not selected. I found out from database that the house was sold less than what I offered, and it closed today Jan 5th. I was rather disappointed with this. The feedback from the seller's agent today is that they wanted a home owner not an investor. Any advice/insights from seasoned investors? Do you ever encounter anything like this? What lessons can I learn from this experience? Is this real reason home owner vs investor that I did not get the house? A disappointed newbie
