Im still fairly new to the wholesale market. I didnt know that It was a bad thing if you wholesaled a property that was still listed. I sold a house in Calumet City, IL that was still listed. I put it under contract for $15,000 and assigned it for $19,000. Need help for future deals. So Investors dont want deals thats still listed? Im a little confused about this. Can I please have someone inform me on why its bad. Thanks.

Well put. I can sooo relate to number 1. I was cramming tons of info into my brain before my first deal. Had to relax and take action with the knowledge I had.

Hi, just have a quick question to any investors or agents etc. How is business during the winter time in the cold regions? Im in Chicago, just want to know have anyone been successful during the cold season.

I can say its a big risk on your property. Can be alot of damage. From my personal experience I had a section 8 tenant who gave me a hard time. Something about the mentality of some people whole have they rent paid for them. They tend to not care as much as someone who is busting their but to get rent paid. 5 kids is a bit of a stretch, but you will probably be helping her and her family to a better life. Better neighborhood, and schools. But at the end of the day this is Business and not personal.

Is there any laws preventing double closings in Chicago? I acquired 3 single family homes under contract. Can I close using my investors cash?
