PERFECT FLIP OR RENTAL! 

2705 N Center Street #36 in Hickory North Carolina is for sale. Its a townhome and in need of some Updating. Its 3 Bedrooms 2.5 Baths, 1,618 sqft. My friends Grandmother passed away and she just wants to get rid of it. So bring offers! This house in this area would rent for 800.00 a month. Right now its listed at $103,000. I live in California and we cant find deals like this. Check it out!

I will pay 8% monthly interest only installments of 2733.33, which would come out to 16,399.98 for the term of the loan. Post: Child support Liens on Trustee Auctions

Has anyone every bought a house at a trustee auction with child support liens in California? Can you get a clearance from the DA to issue title insurance to sell to another buyer, how difficult is that. Planning on flipping this house. Let me know if you can help

My husband and I have just purchased a property because it has a unique "overlay" zoning that allows for multiple units to be built. Up to this point we have only been flippers; the rental and development world is not something we have experience with, but an area that we want to expand into you. I'm tying to get educated on the costs associated with development and wanted to know if anyone has an recommendations on books to read about multi-unit development. The unit is probably going to be an 8-plex each with 2bed 1baths.

Thanks Jason! I think because my agent currently works for a large brokerage that it was in the guidelines of their particular policy, so it just may be that the company she is under does not have a policy that allows it, but its good to know that it can be done. Thanks for your help!

I have been flipping homes for awhile, but I am simply an investor, and my agent and I were talking about starting a brokerage. She told me that she didn't think agents or brokers could flip houses because the E&O insurance providers would not insure an agent/broker who flips and in order to be an agent in California you have to have E&O Insurance. My response was...."Tarek and Christina...from Flip or Flop...they are agents in California...flipping....how are they doing it?

Anyone know the answer to this question?

I use foreclosure radar (now property radar) If your looking for the foreclosure auction schedules, it's worth the monthly fee for us, but....big but...you have to check out title and the properties and get correct resale before you bid, if your newer there is a lot more risk in purchasing this way and this site doesn't show you mls foreclosure listings.

Make your offer and then go find another one to put an offer on, they take a long time and you never know what is going to happen. But don't offer more than you want to unless you plan on asking for money off later.

I use foreclosure radar too, it's been great for us. A few times though it doesn't show all the houses that are on auction that day, especially when it's an auction.com auction. I always double Check the site to make sure I'm not missing houses.

I would Google "schedule E" it will give you a pdf that consists of the categories of expenses allowed for rental units. This is the form that is filed with your federal tax return, assuming you don't have the rental units in a partnership or corporation. This should help you categorize the expenses correctly. Or....hire a bookkeeper who has experience with rental units.
