Welcome to BP!! Like others have said, educate yourself first and foremost, and this site is the best to do just that! I'm a newbie myself! I'm working on my first flip here in Sacramento with a partner.Should be good.I'll post details when complete! Eventually I want to get into buy and hold properties! I like that you have a goal to retire by sixty, but I feel that having properties all across the US is more of a hassle than a retirement heaven. Why not just learn everything you can about one place that has great buy and hold potential, and you wouldn't mind moving to in case you have to, and just build your Real Estate Portfolio there. It would be a lot less stressful, don't you think?

But, you know your situation better, so, whatever you decide I wish you the best of luck!

Welcome to BP, the greatest and best place to get real estate education! I really feel that a great place for you to start would be to find out who in your town, or close by, is Wholesaling properties.Offer to take them out for lunch or coffee and win them over with your enthusiasm and passion for real estate! Offer your help with their business in exchange for real life lessons in Wholesaling. Once you gain their trust ,and viceversa, through hard work and dedication bring up the fact that you have some money you would love to go in on a deal with them.It is worth a try!

But, in the mean time, get yourself educated and connect and check out your local real estate investment clubs.

I'd say this is a great time to promote who you are.Let the deal go! Be kind with the sellers and offer your help if they ever need it.If the deal won't go through with the realtor (not unlikely) they will come back to you.In the mean time you'll promote your professionalism and passion and you will earn their trust. Who knows who they know that could use your services.I know the $ would be nice but never underestimate the power of word of mouth marketing.What goes around comes around!
