@JR T.  I don't understand your question. They already have an agent why would I need to have them sign something telling them that I am not their agent? as far as finding wholesale deals - I mail out a lot of direct mail.

Hi  BP Peeps.     Please help. I have  a wholesale property under an option period. I have a buyer who wants to use a hard money lender and wants a 10 day option ( which takes up the rest of my option period) The house is listed with an agent.  I did not have subject to financing written in on my contract with the seller.  I have the house under contract for 220 and am selling for 230.  I have no idea what paper work I need or where to go from here. Please advise. thanks

Here is a great rehab property in mineral wells it is 3072 sq ft on 8.5 acres with city utilities the back 4 acres could be subdivided out in 1/2 acre lots without effecting the value of the house. This house has smoke damage and has been empty for a few years and has been vandalized the structure is solid and has a metal roof but everything inside needs to be redone. as far as kitchen, bathrooms paint flooring etc

@Cortney Arenstein   I was actually thinking about buying Dean Jackson's program - do you recommend it?  Did you find that it was worth it? My concern is that he doesn't offer a money back guarantee and that it is just going to lead to him wanting to sell me his marketing materials. thanks for any advice you can give.

@Andrew Michael and @Brian Compton thanks. I will be going to a meetup this Saturday so thanks for the idea of some flyers - I will make some of those up . And I have joined several facebook groups for REI to post deals. I am an agent as well and have access to mls and am confident about the comps, so I don't expect to have any trouble finding a buyer for them they are solid deals . But more concerned about finding a "good" buyer that will for sure close.

Brian, I did have a pro membership on here but just downgraded because I wasn't seeing any value for the pro membership - I did see where you could post deals but they were all jumbled up with different locations and it just didn't seem to be all that user friendly. Am I wrong about that? Is this a good place to wholesale deals?

Andrew - thanks for the advice on putting together a buyers list - I just started this "whole thing" six weeks ago and have been so busy marketing and trying to get deals that I didn't network at the meetings like I should have - I was just chunking it down into baby steps to keep from getting overwhelmed lol

does anyone know anything about this Opendoor?  I am seeing their houses everywhere. What percentage of MV are the buying at? Must be pretty high . I've gone into a couple of their houses and they aren't rehabbing just selling as is.
