Hey REI, The kind of flippers you are talking about I call the Runners because they run out to find the property show it to the invester and they get a finders fee right. The invester make the rest of the money. I heard about it but ever did it that way. Now as far as my rental houses in south carolina i am going to hold on to them just alittle longer.

Hey, while my first flip went fined. I think when u go to flip a house u really need to be their every day to make sure everything is going fined. There's always some thing that come up that u didnt think about. If a problem come up handle it then dont sit around thinking about because time is money. I always have a back up plan. Contractor r a handful to deal with u have to stay on top of them. Now to find a house u have to do alot of research. The house has to have enough equity in it so u can buy the house and do repairs and sell it and still have enough equity left to make a profit. Alot of people deal with Tax Liene, foreclosures, and hud homes. There's no easy way to do it u just have to have the time. The more time u spend the faster it goes back on the market and it's so easy to make mistakes. Have everything together as soon as u closed the deal. the next day u should be at the house with a contractor. good luck

While i spend 8 years in minden,la. I did my first flip in shreveport. i am now working on my second flip. I am looking for a hard money lender so i can buy more then one property at a time. I have four rental houses in south carolina its o.k, but dealing with renters is a full time job by itself. So, now i am getting in to flipping it feels good to get ur money at one time and not having to deal with renters every month. I love buying a house fixing it up and putting it back on the market. It has it up and downs to but it is worth it. Contractors can be a hand full to. But i have fun doing it.
