@Bill ManasseroAs an OC Native one thing that you have going for you where you live is strong salaries and job market.  Taking that high(er) income and playing "arbitrage" into some other areas is a great bet.  I did the same thing and think you are off to a great start!   :)

I like that that you are getting into a multi-family property next.  I started with duplexes in the hood and luckily made out OK and now am in SFRs in better neighborhoods.  Having 4-digit rents definitely comes with better tenants and less headaches.

Glad you have a good team in Indy.  For me its a challenge to get good contractors and handymen. My experience is you can't get 1) on schedule, 2) competitive pricing, and 3) high quality (the triple constraint).

@Jeff Goedeker and @Mike D'Arrigo thanks for the suggestions. I am currently with AAA and they are getting expensive (for some reason rates are up in Indy) so I may need to start shopping. The last time I shopped, insurance companies cover the Indy rentals but that's it meaning the umbrella policy does not cover the Indy properties as well. Currently I have coverage for primary residence, car, rental properties, and an umbrella policy on top of it all. Having it all together gives a discount. With the Indy props, I suppose an LLC and separate coverage may be an option as well.
